His career has been built on deep market knowledge, strong buyer engagement and the ability to drive volume outcomes across both boutique releases and large-scale masterplanned communities.
At Koham, Ted leads sales strategy, wholesale partnerships and channel management across all projects. He works closely with developers to align pricing, release timing and sales execution throughout the project lifecycle - ensuring momentum is maintained and value is protected at every stage.

Ian Koh
Director / OIEC
Ian Koh has more than 15 years’ experience in residential property across Victoria, specialising in apartment, townhouse, and house-and-land developments.
Over the 10 years prior to the formation of KOHAM, Ian led the sale of Australian residential projects into the South East Asia region, where he was responsible for sourcing development opportunities and establishing offshore sales strategies to successfully distribute projects overseas. This experience provided a strong foundation in managing complex, off-the-plan sales environments.
Ian brings extensive experience in off-the-plan apartment sales, including inner-city and multi-stage developments, where disciplined project structuring and controlled execution are critical.
At KOHAM, Ian oversees operational strategy, project management, and performance across all developments. He works closely with developers to ensure projects are structured correctly from the outset, risks are identified early, and delivery remains commercially transparent — providing developers with clarity and confidence from launch through to settlement.

Julie Moulder is a Brand and Marketing expert with over 20 years’ experience shaping how property projects are positioned, marketed and brought to market. With a foundation across real estate, marketing and design, she brings a deep understanding of how developments are sold — and how buyers actually engage with them.
At KOHAM, Julie leads a fully integrated, in-house creative and marketing function - effectively operating as a dedicated agency within the business.
From initial positioning and brand creation through to campaign rollout, digital, content and on-ground execution, every element is developed and delivered under one roof.
This means developers aren’t dealing with fragmented suppliers or delayed timelines. Instead, they have real-time access to strategy, creative and marketing execution aligned directly with the sales team and the realities of the market. Tamara clements
Tamara Clements brings extensive experience across property operations, administration and project management, built over more than a decade in the industry. She plays a key role in ensuring projects run smoothly, efficiently and with complete visibility from launch through to settlement.
At KOHAM, Tamara manages the operational backbone of each project - overseeing internal systems, reporting, campaign coordination and sales support.
From contract preparation and buyer management through to settlement tracking and developer reporting, she ensures every stage is handled with accuracy and consistency.
Working closely with both sales and marketing, Tamara provides the structure that keeps projects moving. Her attention to detail and proactive approach underpin KOHAM’s ability to deliver at pace while maintaining the high standards developers expect.
